Maintenance and urgent questions

Use the guidance below to choose the right next step for your community.

Call the after hours line for association issues that threaten safety or could cause serious property damage before the next business day. Examples include:

1. Active water leaks, flooding, or sewer backups affecting common areas or multiple homes.

2. Storm damage, fallen trees, or damaged building components that create an immediate hazard.

3. Sparking electrical equipment, exposed wiring, or other dangerous conditions in common areas.

4. Broken gates, doors, or locks that prevent safe access or leave the community unsecured.

5. Elevator emergencies, including someone trapped inside.

For urgent property help, call 408 389 7730.

For a fire, suspected gas leak, medical emergency, or immediate threat to someone’s safety, call 911 or the appropriate emergency service first. Notify management once it is safe to do so. Chat and routine work orders should not be used to report emergencies.

Account questions, landscaping requests, ordinary parking complaints, and nonurgent repairs should be reported during normal business hours. Use Smartwebs for routine work orders and include your community name, property address, location of the issue, and a clear description.

The after hours line is for emergencies involving the association’s property or responsibilities. Repairs inside an individual home may require you to contact your own service provider, depending on your association’s maintenance responsibilities.
